Step 4: Fill out the reservation documents for your Lumina Home

Okay, now you have picked your Lumina house model, checked the available home packages, and decided on your future home’s location, it’s time to fill out the reservation documents provided by the Lumina officer.

Since then, it has become a valuable facility for both sellers and homebuyers as the pandemic continues to restrain physical transactions.

Step 5: Present at least one (1) valid ID

You are almost there to become a certified Ka-Barangay Lumina! When you are done filling out the reservation documents, prepare at least one (1) valid ID. See the list below for the accepted valid IDs:

  • Unified Multi-Purpose ID (UMID) Card
  • SSS ID
  • Voter’s ID
  • Professional Regulation Commission (PRC) ID

Step 6: Pay the reservation fee

Last but not the least—settling the registration fee. Just like the other steps we listed above, paying the registration fee for your dream Lumina Home is just a piece of cake! The most common way to pay it is over-the-counter. But if you don’t have enough time to wait in a long queue, we got you covered. Requirements to Become a Certified Ka-Barangay Lumina

Now that you have settled your Lumina Home reservation, you are only a few steps away to reaching your dream home. To become a certified Ka-Barangay Lumina, make sure to prepare all the necessary documents needed as told by the Lumina officer who assisted you. The following documents will be used and submitted to your chosen financing institution.

Standard Requirements

Whether you are employed in the Philippines full-time, a self-employed, or an Overseas Filipino Worker (OFW), you must submit the following documents that Lumina requires:

  1. Marriage or Birth Certificate
  2. 2 pieces of 1x1 ID photo in white background
  3. Latest proof of billing address or Barangay Certificate
  4. Tax Identification Number (TIN)

 

After completing your standard requirements, you should also prepare the following documents depending on your employment type.

 

For Locally Employed

  1. Original Notarized Certificate of Employment and Compensation
  2. Payslips for the last three (3) months
  3. Photocopy of latest Income Tax Return and W-2

 

For OFWs

  1. Original and Consularized Certificate of Employment and Compensation
  2. Photocopy of Contract of Employment
  3. Photocopy of Passport with entries
  4. Proof of remittances for the last six (6) months
  5. Payslips for the last three (3) months
  6. Photocopy of Working ID or Residence ID
  7. Copy of Seaman’s Book (if applicable)
  8. Notarized or Consularized SPA Form

 

For Self-Employed

  1. Photocopy of Business Registration (DTI or SEC)
  2. Photocopy of Mayor’s Business Permit
  3. Income Tax Return for the last two (2) years
  4. Original Audited Financial Statement for the last two (2) years
  5. Franchise/OR/CR for taxi, jeepney, and bus operators
  6. Professional Tax Receipts for practicing professionals
  7. Bank statements for the last six (6) months
  8. Picture of business establishment
  9. Company profile, if available
  10. Leasing contract, if available
  11. Secretary’s Certificate or Board Resolution, if corporation
  12. Articles of incorporation, if corporation
