How to Reserve a Lumina Home?
We know a lot of homebuyers are allergic to processing documents. But because Lumina values every Juan, we always try to make things simpler for a hassle-free transaction. As we have mentioned above, reserving your house and lot with us is easy peasy. We have rounded up all the things you need to do to reserve a Lumina Home.
To learn all about the process of getting your Lumina Home, make sure to read this article until the end. Trust us, this will give you all the information you need from reservation to payment and more.
Step 1: Think about the home package you plan to get
Before reserving your Lumina Home, the first step you should take is to think about the perfect house and lot model for your needs, not just today but in the future. One important thing to note when buying a house is to think of your long-term needs. For example, you might still be single or just starting your own family the moment you decide to buy your Lumina Home but know that your family will grow. So, when choosing a Lumina Home model, think if it will suffice your future family’s needs.
Aside from it, you must also consider the location. The good thing about Lumina Homes is that these are built in the most accessible locations, close to major thoroughfares, transportation hubs, schools, hospitals, and business and leisure centers. You can find affordable house and lot for sale by Lumina Homes in more than 50 areas across the Philippines, including Rizal, Cavite, Batangas, Laguna, Bulacan, Pampanga, Bataan, Zambales, Nueva Ecija, Tarlac, Pangasinan, La Union, Cagayan, Isabela, Quezon, Camarines Norte, Albay, Sorsogon, Capiz, Iloilo, Cebu, Negros Occidental, Agusan del Norte, Bukidnon, Zamboanga del Sur, Misamis Occidental, Davao del Norte, Davao del Sur, and South Cotabato.
Aside from the location and the number of people who will live in the house, you must also consider your budget in order for you to choose the right house for your future.

Step 2: Check the site physically or virtually
You can check the available home packages by visiting the Lumina Project site, the Lumina Office, or Lumina Homes Online at https://onlinereservation.lumina.com.ph
But with the pandemic, visiting the project sites seems a bit challenging. We understand the struggle brought by the pandemic that is why instead of you going to our project sites, we will just bring Lumina to you to ensure every Juan’s safety in the new normal. If you are too busy or just want to avoid going out due to the pandemic, you can do your tripping from the comforts of your home or office! The best part about virtual tripping is you can do it anywhere at any time.
Lumina Homes is equipped with virtual 360-degree house tours of its best-selling homes—a hassle-free way to choose your house unit straight from your computer or smartphone.
To see Lumina Homes in 3D, visit our official website, www.lumina.com.ph, and explore our home models in 3D including our best-sellers like Aimee at 22 square meters with one-bedroom provision, Angelique at 35 square meters with two-bedroom and one carport provision, and Angeli at 42 square meters with three-bedroom and one carport provision. There’s also a virtual tour of its signature showcase area that offers a preview of what a typical Lumina Homes community looks like.
Step 3: Choose a Lumina house model
After seeing and reviewing the available home packages, it is now time to choose your desired house model, block and lot.
The house model and location you will choose will play a huge role in determining how much you enjoy your new home, and how much it pays off as one of the biggest investments of your life. Location is very important when it comes to a lifetime property. Your spot must satisfy your needs in the future. For example, if you are a gardener or just someone who loves plants a.k.a. plantito/plantita, look for lots with maximum sunlight for your garden. If this is you, a corner lot could be the perfect spot as it often provides a large side yard in addition to a front or back yard. If you also prefer a certain time where the sun touches your home, the location still plays a great role on this whether you like a morning sun or afternoon sun.
So before you reserve a Lumina Home, it is important to think, not just once, not just twice, but many times, about your future home’s location. And when choosing a spot, you must consider a few important things such as the proximity to transportation hubs, hospitals, schools, churches, and leisure areas. With Lumina, you don’t have to worry about these things.
Lumina’s Interactive Project Maps allow both homebuyers and sellers to view Lumina Homes’ available units in the subdivision map. This gives you a better idea on the exact location of the Lumina unit inside the subdivision. Just imagine you are reserving a plane or theater seat online. Convenient, right?
Step 4: Fill out the reservation documents for your Lumina Home
Okay, now you have picked your Lumina house model, checked the available home packages, and decided on your future home’s location, it’s time to fill out the reservation documents provided by the Lumina officer.
Read below to know the reservation documents you have to submit.
- Buyer’s Information Sheet
- Quotation Sheet
- Interview Sheet
- Reservation Agreement
Because we want every Juan to be safe in the new normal, we created Lumina Homes Online so that you don’t have to risk yourself in the middle of the pandemic.
Lumina Homes Online is a one-stop home reservation site that allows you to access available Lumina house and lot units and pay the reservation fee through debit or credit card, GCash, or over-the-counter. It was in 2017 when we created Lumina Homes Online for Overseas Filipino Worker (OFW) clients and the working class who are too busy to go to a Lumina Homes site. Since then, it has become a valuable facility for both sellers and homebuyers as the pandemic continues to restrain physical transactions.
Step 5: Present at least one (1) valid ID
You are almost there to become a certified Ka-Barangay Lumina! When you are done filling out the reservation documents, prepare at least one (1) valid ID. See the list below for the accepted valid IDs:
Valid IDs Accepted
- Philippine Passport
- Driver’s License
- Unified Multi-Purpose ID (UMID) Card
- SSS ID
- Voter’s ID
- Professional Regulation Commission (PRC) ID
Step 6: Pay the reservation fee
Last but not the least—settling the registration fee. Just like the other steps we listed above, paying the registration fee for your dream Lumina Home is just a piece of cake! The most common way to pay it is over-the-counter. But if you don’t have enough time to wait in a long queue, we got you covered. As always, we want things to be easier for you that is why we created ways to serve you better. If you can’t pay the registration fee over-the-counter, you can always pay it through debit or credit card, or GCash.
