Top 10 FAQs during Home Reservation
Below are the Top 10 Questions that our homebuyers commonly ask us when they are making their home reservations with Lumina Homes:
Question #10. Assigning the Principal Buyer
Q: What if the parents want the unit be named after their child, but they will be the ones to make the payment? Does their son or daughter still need to submit requirements?
A:The person to whom the unit was named after will be responsible for submitting the needed requirements, even though their parents, or somebody else other than them, are the ones funding the payment for the unit.
Remember that the principal buyer should be the one to submit the requirements.
Q: What is the age requirement to be a principal buyer?
A: The principal buyer must be of his or her legal age, meaning at least 18 years old, and he or she must be currently employed as they are the ones who will need to provide the requirements.
But if the client is insisting that the unit must be named after their son or daughter even though their children don’t have work yet, it’s still possible as long as they are in deferred financing payment option. In deferred financing, only one proof of income and standard requirements are only needed to avail a unit.
For proof of income, the client can use a Proof of Remittance or Bank Statement, as long as this is under their child’s name.
Question #9. Attorney-in-fact
Q:Who are the people I can make as a co-borrower or attorney-in-fact (for OFW) if my current income is not enough with the unit I want to get?
A: You can have your immediate family as your co-borrower, meaning your parents, siblings, spouse, or strain of legal age that is currently employed. Remember that co-borrower must submit the same requirements as the principal buyer.
For OFWs, they need an attorney-in-fact because they will be the representative of the buyer while they are working abroad. The attorney-in-fact will be the one who will sign all the needed documents on behalf of the OFW homebuyer. To be safe, it’s better that you will get someone from your immediate family.
Q: Can my Lumina sales agent be my attorney-in-fact as well?
A:This is possible as long as you are related to each other.
Question #8. Foreigner as Principal Buyer
Q: Are foreigners or non-Filipino citizens allowed to avail themselves of a real estate property?
A: They are not allowed to avail themselves of a property from Lumina Homes. They are only allowed to get a unit from a condominium, but if the unit has a lot involved, then they will not be allowed to avail it unless they have dual citizenship.
Question #7. Transfer of unit
Q: What if the buyer suddenly changes his mind and wants to switch to another block and lot, home model, location, would like to have a new principal buyer other than him? Will there be any transfer fee for it?
A:Yes. There will always be a transfer fee of Php10,000 if any of the changes made is a buyer’s initiative.
Question #6. Turnover of Unit
Q: If the buyer already paid his full downpayment, will the unit be turnover to him immediately?
A: The unit turnover can only be made upon the loan release of pag ibig or bank financing. If the unit is Ready for Occupancy or RFO, the needed requirements must be submitted immediately, especially if they have already made a full downpayment for the unit.
Meanwhile, for non-ready for occupancy (NRFO) units, we will follow the construction flow schedule of the house and lot unit. It means that the developer will still follow the construction flow and will not prioritize the buyers’ chosen house and lot unit, even though they already paid the full payment.
But you can ask the Marketing Officers which units are already for construction so that you can choose the unit that will best match your needs.
Question #5. Adding second floor to a bungalow unit
Q: If I get a rowhouse model unit, can I build a second floor on it?
A: You cannot add a second floor to any Lumina rowhouse units. This is the reason why Lumina Homes Is offering two-storey houses such as townhouses, duplexes, and single firewall units to give you an option if you want a second floor to your brand new home.
Question #4. Complicated marital status
Q: If the buyer is married but has already separated from his or her spouse for a long time, is it possible that their spouse will not be involved in their home investment?
A: No, since the buyer is still married, the property will still be conjugal by law. But, you can have options for this:
Option 1. If in good terms, the buyer will need to ask for his or her spouse’s ID, consent letter, and special power of attorney or SPA. The SPA should also be notarized before its submission to the office. Through this SPA, his or her spouse’s approval is not already needed for future documents.
Option 2. If they are not on good terms, the buyer can have the unit named after their child.
Take note that there will be a Credit Investigation (CI) if you’re applying for loan financing, so make sure to disclose it when you avail a unit.
Question #3. Picture Taking with Client
Q: Are sellers allowed to post their buyers on social media during their transactions?
A: Some sellers post their sales on social media as proof that they are legit and trusted home sellers. Sellers are allowed to post it on social media as long as the buyer allows it. Sellers must always ask for the buyer’s consent first before posting them on social media. This is in accordance with the Data Privacy Act of 2012.

Q: What if the seller is only accredited in one project of Lumina but would like to make a sale from another site?
