From 15 Years of Renting to Two Brand New Homes—This Millennial Believes Investing in Real Estate Makes Good Profit18 March 2022
Remember Ria Rose del Rosario, the millennial who bought a house after 15 years of renting? She just got another one!
In case you haven’t read our previous feature about Ria yet, she told Lumina Homes that it took so many years of renting before she and her husband could finally buy a home they can call their own. 15 years and one house and lot later, Ria invested in another property.
She shared her milestone to the popular Facebook group Home Buddies in the hopes of inspiring others to pursue their dreams and work hard for it. Her story is truly inspiring and more than 16,000 people agree to it.
When her post went viral for the second time, she felt happy and fulfilled.
“Happy kasi I was able to inspire others to achieve their dream home, and fulfilling kasi I was also able to achieve my dream home, too,” shares Ria.
Ria already has a home—so why invest in another property?
You might be wondering why she bought another one even if she already has a home. The answer is simple: real estate is a great investment.
She says, “Siguro kasi, you can never go wrong with a real estate investment. Ang property value kasi is always nag-i-increase, wala kang lugi. Then, Lumina pa ang brand. Location wise, sobrang accessible and na-try ko na mag-invest sa unang bahay namin and ‘yung experience talaga is sobrang very good. So, given the chance to more Lumina investment.”
Ria is a firm believer that putting money into real estate could do you more good than bad, as long as you know what you are getting into. Besides, every investment needs deep research.
“I must say na isa ito sa dapat i-look forward ng lahat. Kasi real estate investment is not just having a dream home. This could also be a passive income so pwede mong paupahan. ‘Yung monthly rental fee na bahay, iyon ‘yung magbabayad ng monthly amortization. Pero hindi ba, sa iyo ang bahay at the end of the day,” says Ria.
Investing in real estate is not only for the rich
Real estate is a great investment option and millionaires can attest to that. There are many good reasons why it is a great investment. But one that stands out the most that makes real estate a good long-term investment is that it can help you generate steady passive income. And oh, did we mention that real estate is not as vulnerable to short-term fluctuations as the stock market?
However, in order for you to win the real estate game, you have to plan your purchase carefully. You have to do a lot of thorough research about the market, the different developers, the payment options, and so on.
But while investing in real estate requires money, that does not mean it is only for the rich. There are so many real estate developers like Lumina Homes that offer affordable monthly amortization so that every Juan can achieve their #BahayGoals.
This is one of the reasons Ria chose to invest in Lumina Homes for the second time. “Based kasi sa una kong experience sa pagbili ko ng bahay, number one na tinitignan ko ay ‘yung nag-appreciate ‘yung value. So gaya ng bahay kong nabili [noon na] PHP 1.1 million, PHP 2 million na [‘yung value nagyon] ngayon. Saka ito, nasa PHP 899,000 kong na-avail noon, ngayon nasa PHP 1.7 million na. So, hindi ba, ang ganda talaga ng house and lot investment,” tells Ria.
That’s the best thing about investing in Lumina Homes. You don’t need to shell out a bug sum of money all at once just to get a house and lot. With Lumina Homes’ low monthly amortization options, anyone—even minimum wage earners—can invest in real estate.
“Akala ko nung una, kailangan mo ng maraming savings para makapag-avail ng house and lot. Pero nung dumating ang Lumina dito sa Cabanatuan, nag-offer sila ng pre-selling, which is yung downpayment niya ay hulugan, pasok na pasok sa budget. Magaan sa bulsa. Sobrang affordable eh," Ria adds.
She also shares that she has a lot of plans for her second bought property. But the one she looks forward to is making it a transient house so that it would be another source of income for her.
“Kapag real estate investment ang iyong ininvest, wala kang lugi dahil ito ay nag-a-appreciate ang value. Then, instead na sa iba mapunta, i-house and lot investment mo na, na pwede mong maging rental business balang araw. So dito, talagang panalong-panalo ka,” says Ria.
Investing in real estate is both risky and rewarding. But as anything in life, we have to take risks to get the best out of it.
To those who plan on investing in real estate properties, here is Ria’s advice: “Number 1 na maipapayo ko sa mga nangangarap na magkaroon ng sariling bahay, hangga’t bata sila, simulan na nila dahil hindi pa naman huli ang lahat. So, kahit tumaas na ang value ng house and lot, kung talagang kaya na nila, simulan na nila.”

Size doesn’t matter to make your home aesthetic
If you saw Ria’s post on Home Buddies, you would definitely agree that her new house is a work of art. From the living room and kitchen to the bedroom, her house looks big. But would you believe that this property is only 36 square meters?
“Ang lawak ng lot area nito is 36 square meter lang then ang kabuuan ng floor area ng bahay ay 35 square meter lang,” says Ria.
Ria believes that it’s not the size of your property but how you customize your house is the key to making it look bigger and more beautiful.
